FAQ

Rental minimum standards (Victoria) inspections in Rockbank: common questions

What do the Victorian rental minimum standards cover?

Fifteen things, set out in Schedule 4 of the Residential Tenancies Regulations 2021: locks, windows, window coverings, window covering anchors, structural soundness, mould and damp, ventilation, bathrooms, toilets, kitchen, laundry, heating, lighting, vermin proof bins and electrical safety. A Rockbank house, townhouse or unit let under a residential rental agreement must meet every one.

My Rockbank house is brand new. Does it still need an inspection?

Yes. A new house can be handed over without blinds in the bedrooms, and coverings fitted afterwards often arrive without cord anchors. Exhaust ducting, window latches and bins are also worth confirming before the first tenancy.

When must the standards be met?

Before the property is advertised or offered for rent, which has applied since 25 November 2025, and still on the day the renter moves in. They cover agreements that began on or after 29 March 2021, and older agreements once they continued as periodic after that date.

What is not included in the inspection?

We do not certify electrical safety or carry out the two-yearly gas and electrical safety checks or the yearly smoke alarm check; a licensed electrician or gasfitter does those. Heaters, cooktops and other appliances are recorded, not operated or commissioned. Asbestos, mould species, timber pests and anything behind walls, floors or ceilings are outside the inspection, and rooming houses follow different standards. Areas we could not reach are listed in the report.

Who signs off electrical safety?

A licensed electrician. We record the switchboard with a photograph so you can see what is there, then the electrician confirms whether the electrical safety standard is met.

What will the inspection cost?

It is priced on the size of the property. The quote form shows your price before you book, with no call needed.

How soon is the report ready?

You will have it within 24 hours of the inspection, after one to two hours on site for most Rockbank houses.

Can a renter still be living in the house?

Yes, with the notice the rental agreement requires. Many owners book between renters, when the house is empty and repairs are easier to arrange.

What if something fails?

The report shows the failed standard, the photo and the fix. Once the work is done we can come back and confirm it in writing before the listing goes up.

How is this different from a condition report?

The condition report is a record of the property for the bond. The minimum standards inspection decides whether the property can be let at all. Do the inspection, finish the repairs, then complete the condition report.

Which areas around Rockbank do you cover?

Rockbank 3335 and its neighbours in the City of Melton and beyond, including Aintree, Deanside, Thornhill Park, Fraser Rise, Plumpton and Melton South. Inspections are carried out by a registered building practitioner.
