Letting a new Rockbank house for the first time: the standards new builds miss
A brand new house is not automatically ready to rent. The rental minimum standards most often missed when a Rockbank home goes straight from handover to its first renter.

In short: New houses rarely fail on structure. They fail on items the build contract never included: window coverings, cord anchors, bins and sometimes latches. Check them between handover and the first listing.
Handover is not the finish line
A building contract delivers a house built to the plans. It does not promise blinds in every bedroom, rubbish bins from the council, or anchors on cords that were added later. Those are rental requirements, not building ones, and they fall to the owner.
Window coverings come first
The coverings standard asks for curtains or blinds in bedrooms and the main living area that close, block light and give privacy. In a new Rockbank house the windows are often bare at handover, so this is the most common gap.
Anchors on new blinds
Blinds bought in a hurry before the first tenancy often come with long looped chains. Since 1 December 2025 each corded internal covering needs an anchor holding the cord taut, and it is checked on the day.
Small items that slip through
Exhaust fans that end in the roof space, a laundry with no hot water connected yet, a window latch missing after an adjustment, and bins not yet delivered by the council. Each fails a standard on its own.
Timing the inspection
Book it after the coverings and bins are in place but before the property manager lists the house. Anything outstanding goes on one short fix list.
